Across Europe, the ageing population and increasing longevity are driving sustained demand for care infrastructure. At the same time, markets remain fragmented and undersupplied, creating opportunities as they undergo consolidation and institutionalization. The sector provides stable, recession-resilient returns, supported by long-term, inflation-linked leases with single tenants and significant revenue contributions from government-backed social security systems. It also reflects a responsible investment approach, combining essential social infrastructure with a strong commitment to ESG principles.

Building on the expertise gained from its predecessor funds, Eurocare V pursues a value-add strategy through active asset management, while maintaining a strong focus on income-generating assets. The fund targets underperforming properties with reversionary potential, including those with capex backlogs, and seeks to enhance value by upgrading assets and, where appropriate, replacing tenants with institutional-quality operators under new long-term leases.
